Plan of Subdivision and Condominiums

A Plan of Subdivision or a Plan of Condominium is a legal survey that divides land into lots, blocks, or units. Complete a plan of subdivision application and submit it with all accompanying documents.

If you want to develop a new condominium or convert a building into a condominium property, you need to complete a Plan of Condominium Application. Submit your application and all necessary documents during your submission meeting.

Step 1. Book a pre-consultation meeting

Before starting your application, you must attend a pre-consultation meeting.

If determined to be applicable during the pre-consultation process, additional agencies may also require payment of fees, including the Niagara Region, Region of Niagara Public Health, Niagara Peninsula Conservation Authority (NPCA), Niagara Escarpment Commission (NEC), Canadian National Railway (CN Rail), Grimsby Power Inc., Enbridge Pipelines Inc., Ministry of Transportation, Ministry of the Environment, Conservation and Parks, and Ministry of Natural Resources and Fisheries

Step 6. Application Completeness

Once your application has been submitted to the Planning Department, it will be assessed for completion according to the requirements set in the pre-consultation process, and verified that all required fees are paid for.

If it is deemed complete, you will be notified with a letter of completion within 30 days of submission, which will include next steps for the application.

If it is deemed to be incomplete, you will be notified of any revisions or additional information required, and it will be returned. Additional fees may apply.

Step 7. Circulation

After accepting a complete application, the Town will circulate copies to Town Departments, Provincial and Regional agencies, commissions, authorities and others who may be concerned, to obtain information, comment and recommendations.

Step 8. Evaluation & Draft Approval

After evaluating the application and considering all input received, Town staff will prepare a report and recommendation for consideration by the Committee Of The Whole. The Town may impose conditions in granting approval of the draft plan (draft approval).

Step 9. Final Approval

The conditions of draft approval must be fulfilled prior to the approval of the final plan. The agencies affected by the conditions must indicate, in writing, that the condition(s) have been met to their satisfaction.
An application for Final Approval will need to be completed.
